The slopes, walked
Not viewed from the kerb. Seal strips, tab condition, granule cover, nail pops, earlier repairs and any sign of a layover underneath.
Every other page on this site ends up here. An hour, no charge, and a document you can put in front of any other roofer.

The inspection is the product here rather than a way in. It is free because a properly documented roof makes every conversation after it honest, and because a good share of them end with us telling a homeowner to call back in a few years.
Not viewed from the kerb. Seal strips, tab condition, granule cover, nail pops, earlier repairs and any sign of a layover underneath.
Valleys, step flashing at walls and chimneys, counter-flashing, pipe boots and any skylight kerb. This is where leaks begin.
Drip edge, starter course, fascia and the gutter line, including whether water is actually leaving the roof where it should.
Daylight through the deck, dark tracking on the boards, wet or compressed insulation, and whether the attic is getting the airflow it needs.
The squares and the pitch. Linear feet of valley, ridge and edge metal. The number of penetrations. Photographs in the order they were taken, with a plain note against each โ what it is, whether it matters now, and what it will do if left. If work is worth quoting, a line-item estimate follows separately. If it is not, the report says so and nothing else arrives.
A full strip to bare boards and a new system, quoted in squares and sheets rather than one figure.
